Where it sits
The start of the argument that a thing is not a projection of one mind. 4.15: minds differ toward the same thing, so the road of the thing and the road of the mind are separate. 4.16: a thing does not depend on one mind.
Split: pariṇāma (परिणाम) + ekatvāt (एकत्वात्) + vastu (वस्तु) + tattvam (तत्त्वम्)

The phrases
The suchness of a thing comes from the oneness of its transformation. pariṇāma (परिणाम) + ekatva (एकत्व) is a (अ) + e (ए) = ai (ऐ), recited pariṇāmaikatvāt (परिणामैकत्वात्). vastu-tattvam (वस्तुतत्त्वम्) is the nominative. A thing is one thing because it changes as one, not because it is a single lump under the change.
4.13 just said a thing is guṇas (गुण). This line says it is still one thing. The oneness is the oneness of the change.
Sanskrit in this line
a (अ) + e (ए) = ai (ऐ) once more, in pariṇāmaika (परिणामैक). Ablative -tvāt (त्वात्) is the because. If you can hear eka (एक) inside aika (ऐक), the sandhi has become a reading skill rather than a puzzle.
Say it back
Say why a thing is one. Because the change is one.
